Custom Home Design (New Construction)
Our full-service design for new custom homes means we start from scratch, with your property and your ideas, to create a beautiful functional home that reflects your lifestyle. We will handle all permitting, and consultant coordination, through to complete interior design. If you have house plans already, we can review them to ensure they are perfect for your family. Then we can dive into the interior design details to ensure that your home is everything that you have dreamed, down to the finest details. Our complete home design approach will deliver you a perfectly executed design; a product of the thorough planning and development that we are able to accomplish when we get to start at the very beginning with you. Integrated design is the best approach not only for great design but to reduce costly afterthoughts, as when designed together from concept, the structural and aesthetic components work together. All drawings and documentation needed for submission to attain a building or development permit are prepared.
Developments
Our development services can be as small as a duplex or multiplex on a property, as large as a multi-family townhome development, or a significant property subdivision plan. The process begins by exploring the property in question and reviewing existing zoning to determine what is possible. If existing zoning does not permit the project goals to be achieved, we will engage in city discussion to determine if rezoning, subdivision, OCP amendments, or alternative solutions might be possible. Our experience in dealing with city staff will allow us to provide options for the best utilization of the property. We can assist with city applications and coordination in all instances.
Commercial Design
Commercial design can be initiated for brand new spaces, or as part of a leasehold or tenancy improvement plan. Working within the parameters of corporate branding and design to create fresh new looks for businesses (retail, outlet, office space, studio, etc.), we develop a complete design package to create a beautiful backdrop in which to conduct your business. Components often include concepts for displays, cash desk area, shelving, hang rails and tables, storefronts, and signage. The design package consisting of construction drawings, millwork drawings, materials selections, and fixtures selections will include everything needed for your contractor to successfully execute the design.
